A villa near the sea in Istria means waking up to pine and salt on the terrace, swimming before breakfast as routine, and not having to plan a drive to the beach. Our portfolio covers properties along the coast from Savudrija to Premantura, with a focus on destinations famous for crystal-clear water: Rovinj, Vrsar, Poreč, Novigrad and Pula.
By "near the sea" we mean properties within 500 metres of the coast as the crow flies — in practice a 3 to 10 minute walk, with no road crossing and no awkward stairs for families with children or older guests. Many villas have sea views, some have access to a private cove — a rarity in Istria reserved for carefully chosen plots.
The Istrian coast is varied: the north (Umag, Novigrad) features groomed concrete platforms and shallow pebble bays, ideal for small children. The central coast (Poreč, Vrsar, Rovinj) offers islands and wild coves accessible by boat, while the south (Pula, Medulin, Premantura) is known for dramatic rocky beaches and Cape Kamenjak — a protected park with dozens of unspoilt coves.
Coastal villas are always in highest demand, especially in August. Book 4–6 months ahead for peak season. June and September give you the best combination of warm sea, lower prices and far fewer crowds.
